Stay away - so so bad!
I did not like anything. Maybe only the location.
Staff were the most rude I have ever seen not only in Thailand (the level of kindness is much higher than world's standards) but all over the world. Dirty, stuffy, ran down, cheap looking, non-functional, look like short time hotel! Not worth of money. There are much much nicer hotels for that price. Dont waste your money and regret staying here later.

Brilliant!
The bathtub is crazily large! It is closer to Huaykwang market and it is convenient to find food anywhere!
I think, they should consider changing the carpet. It is getting too old. :)

over all good keeping in mind that we are in Thailand
calm and quite nature of the property. easy access to the main areas
bath room are not upto the satisfaction. there is not enough water pressure and difficult to identify the hot and cold taps.
